A big share of Glasgow’s rented homes sit in buildings that went up before the first world war. Wiring gets added in layers over the decades, and an EICR is how you find out what is actually behind the walls. Original cabling hiding under floorboards. Consumer units that predate RCD protection by thirty years. And somewhere there is usually a socket circuit that got extended in a hurry during the 1980s and never mentioned to anyone since.
We test flats and houses right across the city. Southside tenements around Shawlands and Govanhill, west end conversions off Byres Road, ex-council stock in the east end and newer developments along the Clyde. Each type fails in its own way, and knowing what to look for makes the inspection quicker and the report more useful.
For landlords the rules are the same across Scotland. An electrical inspection before the tenancy starts, then at least every five years, with the report available to tenants. If you are behind on that cycle, you are far from the only one. Getting caught up is usually one visit.

Do you cover the whole city?
Yes. North or south of the river makes no difference to us. Paisley to most Glasgow postcodes is twenty to thirty minutes, so appointments are easy to schedule and we can often fit urgent jobs into the same week.
My flat is a tenement conversion. Is that a problem?
Not at all, it is the property type we test most. Conversions do throw up quirks, shared supplies and old wiring routes among them, which is exactly why the inspection is worth doing properly.
Can you deal with my letting agent directly?
