An EPC evaluates the property’s energy efficiency and gives it a rating from A (most efficient) to G (least efficient). The assessment is non-invasive — the assessor surveys heating systems, insulation, glazing and construction type — and the certificate is lodged on the official register.

How long does the assessment take?
Usually 30–60 minutes for a typical flat or house. Nothing is opened up or disturbed — the assessor works from what’s visible and documented.
My EPC is a few years old — is it still valid?
EPCs last ten years, so check the date on the register. If you’ve upgraded heating, windows or insulation since it was issued, a fresh assessment may reflect a better rating that helps your listing.
What rating do I need to let a property?
Currently a valid EPC of any rating allows you to let, but minimum-standard proposals in Scotland keep tightening. We’ll tell you where the property stands and the most cost-effective improvements if you want to get ahead.
Can the EPC be done with my other certificates?
Yes — it’s one of the six checks in the Complete Landlord Package, and coordinating it with your EICR visit is usually the cheapest way to get it done.
