What a CP12 covers

Every gas appliance, checked every year.

A Landlord Gas Safety Record — the CP12 — is a legal requirement for every rented property with a gas supply, renewed every 12 months. The inspection is carried out by a Gas Safe registered engineer and covers:

  • Boilers and gas appliances provided with the tenancy
  • Gas pipework tightness and condition
  • Flues, ventilation and safe combustion
  • Operating pressures and safety devices

We coordinate the whole thing as part of your landlord package — one point of contact, aligned appointments where possible, and the record delivered with your other certificates.

Before the tenancy

Tenants must receive a valid gas safety record before they move in.

Every 12 months

All gas appliances provided for tenant use must be inspected annually — you can renew up to two months early without losing time.

Within 28 days

After each check, tenants must be given a copy of the new record within 28 days. Digital delivery makes this painless.

Who actually carries out the inspection?

Gas work is always carried out by a Gas Safe registered engineer. White Electrics coordinates the booking, access and paperwork so it lands alongside your electrical certificates — one contact instead of three.

Can it be done in the same visit as my EICR?

Wherever scheduling allows, we align the appointments so the tenant is disturbed once and the property is fully certificated in one go. That’s the core idea of the Complete Landlord Package.

What if a fault is found?

Unsafe appliances are flagged immediately with clear advice on making them safe. You’ll understand exactly what was found, what it means for the tenancy and what fixing it involves before committing to anything.

Does a homeowner need a CP12?

The CP12 is a landlord obligation. For homeowners we’d recommend an annual boiler service instead — worth arranging alongside other checks if we’re already coordinating work at the property.
